Dear friends,
I have been tied up in knots for 2 weeks now. We are trying to refinance and pay off some bills! We need to have an appraisal done, and I am worried. With my husbands' long hours, and few days off, several inside jobs remain partly finished! There's a couple pieces of paneling yet to be put up in our laundry room, some plaster ceiling work 1/2 done etc~~~ Please let me know if any of you have been through this...

Cathe,
The appraiser (if he/she does the job correctly) looks at big ticket items:  Square footage, condition of major fixtures, condition of windows and exterior doors, and condition of the roof.  The property is then compared to similar homes in the vicinity and recent selling prices.  Further down on the list is landscaping (including fencing) and exterior paint.  Interior finishes – including walls, floors and doors are well down on the list.
Don’t be afraid to follow the appraiser around and point out the good things.  Also, don’t be afraid to get a listing of recently sold homes in your neighborhood (just so you know).

Don’t sweat the small stuff – particularly interior paint, spots on the carpet or scarred bedroom doors – these should have little to no impact on the appraisal.

Finally, keep looking up!
